The opportunity
Compute demand is outpacing the availability of power and permitted land. The most valuable data-center sites are defined not by connectivity alone, but by proximity to reliable, scalable energy.
The asset
A brownfield industrial site adjacent to an established energy hub, with existing grid capacity and the footprint to support a phased AI-ready campus.
The challenge
The project could not be financed as ordinary real estate. It required an integrated view of energy, engineering, technology tenancy and long-term capital.
Catalyst role
Catalyst acted as co-investor, development partner and capital architect — structuring the equity, coordinating an energy strategic partner and preparing the asset to compete for project finance and public energy funding.
Development strategy
A phased build-out anchored by a compute tenant, with power and cooling designed as first-class components of the asset rather than an afterthought.
Investment architecture
One project. Multiple layers of capital.
The capital structure was assembled to fit the asset — combining the layers below.
